Who Can Get Homestead Exemption in 2026
You need to meet these 4 simple rules on January 1, 2026:
- You own the home (or have a contract to buy it)
- You live in it as your main home
- You have a Florida driver’s license or ID with this address
- You are a U.S. citizen or permanent resident

- Go to this link: https://apps.miamidadepa.gov/PA.OnlineExemptions/
- Click “Create New Account” (or log in if you already have one).
- Enter your email and make a password.
- Check your email and click the link they send.
- Click “New Application”.
- Choose “Homestead Exemption”.
- If you are 65+, also choose Senior Exemption.
- If you moved from another Florida home, also choose Portability.
- Find your property by typing the address or folio number and click it.
- Upload these 3 things (take clear photos with your phone):
- Florida driver’s license or ID (front and back)
- Your deed or closing papers
- 2 recent proofs you live here (utility bill, bank statement, voter card)
- Check everything and click Submit.
You will get a confirmation number right away. Save it!
What Happens After You Apply
- You get an email confirmation immediately.
- The office reviews it in 4–6 weeks.
- They send you a letter in the mail.
- Once approved, you will see “Homestead” on your property search record.
- It stays active every year automatically (you don’t have to reapply).

- Search your address or folio number.
- Look under “Exemptions” — you should see “Homestead”.
Important Things You Must Know
- Never rent your home (even for one night on Airbnb). It can cancel the exemption and you may owe back taxes.
- If you sell or move, tell the office right away.
- If you just bought the house and live there now, apply as soon as possible.
- You can apply for senior exemption and portability at the same time.
